What We Do

The Benchmark Companies Partners (BC) have observed the need to provide niche market funding to borrowers of residential real estate who otherwise wouldn’t qualify for traditional bank and Secondary Market financing. Our goal is to create a ready source of Capital that would be unavailable to these overlooked borrowers.

The benefit is threefold:

  1. To provide an alternative higher yield, collateralized cash flow investment for the average investor who wishes to include real estate in their portfolio.
  2. Providing capital to borrowers who aren’t able to obtain traditional sources of financing for their real estate purchases or refinances.
  3. Revitalizing and returning residential property that has been stagnant to the community as useful and valuable housing.

How We Do It

People are not computers and we believe computers cannot assess a borrower like another person can. BC searches for the real story behind the loan. BC uses three main criteria in its decision-making process.

  1. The borrower’s ability to repay and credit history.
  2. The strength of the asset.
  3. Investigating the why of the loan.

BC believes the analysis of these criteria is best performed by a deductive mind rather than a CPU. Borrowers must prove they have the capacity to repay the loan. Loans are generally limited to 70% of the value of the collateral. Unlike a computer our underwriting team asks the tough questions to determine if the loan is proper for the borrower as well as our investors.

The Opportunity

Through a combined 80 years of experience in the local West Michigan real estate market plus a keen understanding of the residential real estate investment phenomenon the BC management team has developed a unique model that provides a symbiosis of private investment capital with overlooked nontraditional borrowers.

BC has established referral networks of buyers, borrowers, brokers, builders, rehabbers, banks, attorneys and title companies that provides the
framework and the opportunity for the average investor to invest in residential real estate.

FAQs

What is your refund policy?

There are no refunds once an Investor is accepted as a Member. Investment in Benchmark Real Estate Fund is a minimum five (5)-year commitment. See FAQ “Once I become a Member, how long will my investment be held?” and Offering Circular for more details. Investor funds will be returned when an Investor is not accepted as a Member by the Company’s Manager. The Manager has engaged Enterprise Bank & Trust, a Missouri chartered trust company (the “Escrow Agent”) to hold Investor funds in an escrow account until the Minimum Offering Amount is met. In the event the Offering Proceeds received by the Company do not meet the minimum of $1,000,000.00 within twelve months, then the Manager will instruct the Escrow Agent to return Investor funds promptly.

Are these securities publicly traded on any public or private market?

No. The Membership Interests are not currently listed or traded on any public or private market. The Company does not intend on listing the Membership Interests on any public or private market in the foreseeable future. www.investinbenchmarkmi.com is the only investment portal established to sell Membership Interests in Benchmark Real Estate Fund.

Are these securities transferable?

The Membership Interests offered through this Offering are not transferable by any Member until such Member has held the interests for 9 months. See the Operating Agreement for further details.

What is the minimum amount I may invest?

In order to make investing accessible and inclusive, the minimum investment amount is set at $1,000. Each Membership Interest is $1.00. An Investor shall purchase a minimum of 1000 Membership Interests.

Do you offer fractional shares?

Yes

Once I become a Member, how long will my investment be held?

Once an Investor is accepted as a Member, the investment period may range from 5-7 years. Any Investor must understand any capital invested in the Company will be held for approximately 5-7 years. The Manager intends to engage in deploying capital for approximately five (5) years and thereafter commence an orderly disposition of assets and final net distributions to members; however, the Manager may exercise its discretion in light of market conditions and may commence liquidation of the Company anytime within five years after initial acquisition of assets.

What is the Maximum Offering amount?

$50,000,000.

How often will I receive cash distributions?

Distributions of distributable cash, if any, shall be distributed quarterly, within forty-five (45) days after the end of each calendar quarter and as follows:

  • This offering constitutes an Investment in Class A Interests only.
  • Class A Interests receive 85% of distributable cash, pro rata.
  • Notwithstanding the foregoing, the Manager at its discretion may delay or defer any distributions.
